A Tale of Two Listings - Unfurnished vs. furnished rental

It was a tale of two listings, the best of times and the worst of times. When we took over the Empire B suite, we didn't anticipate the amount of work it would take to restore this suite to it's full potential. For your viewing pleasure, we managed to dig up the photos that the property management company before us had used to advertise the suite on the MLS (we happily call them the "Before" photos). Despite the fact the unit looked less than ideal, it was surprising to us that these photos made it to the MLS. The way a suite is presented, heavily impacts it's pricing and optimal rents cannot be achieved. With lots of improvements to consider, we got to work. [ full article ]
 
The Signature One Suite Decor Project at 300 Front Street West

When I first stepped into the furnished apartment that we now call Signature One, located at 300 Front Street West, I was looking at a blank canvas with lots of potential. The suite had all of the right elements to inspire it's current decor. It had floor to ceiling windows, magnificent views of the CN Tower, the Roger's Center and the lake.
